Goodwood Residence achieves new high of $2,988 psf

Being so close to the MRT station, residents of Senja Close EC can enjoy a quick commute anywhere in the city. The location also makes it easy for residents to access a wide variety of amenities nearby.

Goodwood Residence topped the list of condos that saw new psf-price highs between Sept 19 and Oct 3. The transaction is the sixth one at the condo this year and saw a 10,710 sq ft, five-bedroom penthouse sold for $32 million on Sept 27. The seller and first owner of the unit had purchased it in June 2014 for $15.6 million ($1,457 psf), resulting in a profit of $16.4 million on the sale.

The EdgeProp Research tool revealed the penthouse’s original floorplan, which includes five bedrooms, a dedicated wine room, and a roof terrace. Located along Bukit Timah Road, District 10, Goodwood Residence was developed by Guocoland’s Goodwood Residence Development and completed in 2013. The condo has 210 units and was designed by local architecture company Woha, with 38.6% of its buyers being Singaporeans, 28.2% permanent residents, and the remaining 24.3% foreign investors.

Park Place Residences at Paya Lebar Quarter (PLQ) also saw a new psf-price high during the period, with a 484 sq ft one-bedder sold for $1.18 million on Sept 29. This achieved a record of $2,442 psf, beating the previous high of $2,427 psf recorded for a 667 sq ft two-bedder sold in July last year.

EdgeProp LandLens notes that Park Place Residences has seen 20 units sold in the past 12 months at an average price of $2,156 psf. This 99-year leasehold condo is part of the integrated development of PLQ, which includes a shopping mall and three towers with almost one million sq ft of Grade-A office space. The entire project cost $3.7 billion and occupies over 4ha of land.

In District 11, Buckley Classique, a freehold condo on Buckley Road in Novena, also saw a new psf-price high. A 1410 sq ft, three-bedroom unit was sold for $3.25 million ($2,305 psf) on Sept 21, beating the previous high of $2,300 psf recorded when a 1,410 sq ft two-bedder was sold in April 2013. The condo has 64 one- to five-bedroom units occupying between 1,098 and 4,359 sq ft, with the majority of its buyers being local Singaporeans (60% of the buyer profile).

No new psf-price lows were recorded during the period in review.
