Two industrial projects undergo virtual TOP inspections
for sale now.
The condominium consists of 3-bedrooms, 3-bedrooms + study, 4-bedrooms, 5-bedrooms, and 5-bedrooms + study units. Virtual TOP inspections have been successfully piloted by JTC and the Building and Construction Authority (BCA). Two industrial projects, JTC Logistics Hub @ Gul and JTC semiconSpace in Tampines Wafer Park, have successfully undergone these inspections, receiving their TOPs in May 2021 and October 2022 respectively.
Rather than a traditional physical TOP inspection, virtual processes were employed by the BCA inspector and project team. This included 3D data compiled through 360-degree photo captures and laser scanning technology. JTC estimates that these techniques can reduce the time and manpower required for inspections by up to 30%.
Following the successful pilot, JTC and BCA are now developing technical guidelines for the virtual TOP requirements for industry-wide adoption. This is expected to pave the way for more JTC projects to take advantage of the new virtual technology.
JTC is also looking to roll out virtual technology in other processes at construction sites, including coordination, progress tracking, documentation and reporting. Initial trials have indicated potential man-hour savings and productivity gains of up to 50%. To help capitalize on these savings, JTC has launched a tender for the use of such technologies in all JTC-managed projects.
