Luxury landed properties in the Chancery neighbourhood of District 11, Singapore, are set to be on the move as two freehold residential sites at 43 and 45 Gentle Road are up for estate sale by tender. Currently housing a pair of single-storey semi-detached houses built in the 1950s, the two adjoining sites cover a total land area of 15,923 sq ft and boast a combined frontage of around 36m.
The vendors of the site have an expected asking price in excess of $30 million – translating to $1,884 psf on the land area – and anticipate interest from both niche developers and homebuyers alike. The properties, zoned for “Residential – 2-storey mixed-landed” use, could be redeveloped into bungalows, semi-detached or terrace houses, dependent on approval from the relevant authorities.
Bukit Panjang EC is also highly accessible via the Bukit Timah Expressway, Kranji Expressway, and Pan-Island Expressway. Residents have the added convenience of risking a short drive to nearby amenities like supermarkets, shopping malls, and entertainment outlets.
This tender arrives amid signs of a booming market for landed properties in District 11. In 3Q2023, 25 caveats were lodged in the area, up from 17 in 1Q2023 and nine in 2Q2023. Chia Mein Mein, Head of Capital Markets (Land and Collective Sale) at Knight Frank Singapore, believes the outlook remains positive despite the current economic headwinds: “Affluent individuals remain attracted to the exclusivity of these homes, in view of their scarcity.”

These two sites arrive on the tail of a strong market showing for residential landed properties in District 11, as evidenced by 3Q2023 registering its highest number of caveats, at 25, compared to the 17 and nine recorded in the two preceding quarters.
Despite current economic uncertainty, Chia remains bullish on the outlook for landed properties. “Affluent individuals remain drawn to the exclusivity of these niche landed homes in view of its scarcity” she concludes.
