Three-bedder at Jervois Prive fetches new high of $3,220 psf

A record psf-price was reached for the upscale Jervois Prive boutique project in Singapore on April 17th when a 1,109 sq ft, three-bedroom unit on the fifth floor was sold for $3.57 million. This sum calculates to a whopping $3,220 psf, and marks the highest psf-price among condos for the week of April 14 to 21.

Previously, the project’s highest psf-price belonged to a 710 sq ft, two-bedroom unit which sold for $2.13 million ($3,000 psf) on Feb 12.

A 43-unit boutique development boasting freehold status, Jervois Prive stands in prime District 10, close to the Chatsworth Park Good Class Bungalow Area and high-end condos along Jervois Road.

The list of nearby schools is impressive and includes Alexandra Primary School, Crescent Girls’ School and Queenstown Secondary School. The units available range from one- to three-bedders, and come in sizes of 549 to 1,389 sq ft. It was launched in May 2019.

The most expensive unit by absolute price so far is a 1,389 sq ft three-bedder which sold for $3.91 million ($2,817 psf) on June 6, 2019.

Senja Residences EC Senja Close EC is a new 99-years leasehold executive condominium located in District 23, Bukit Panjang with 300 units. It has amenities, such as BBQ pits, clubhouse, CCTV surveillance and swimming pool. Residents of the EC can enjoy convenient access to Bukit Panjang Integrated Transport Hub and nearby amenities.

The second highest psf-price for the week was for the resale of a 1,259 sq ft unit on the sixth floor at Botanic Gardens View. It changed hands for $3.68 million ($2,922 psf) on April 20, and is the most expensive at the condo in terms of absolute sale price.

A 144-unit freehold development located just off Cluny Road in prime District 10, Botanic Gardens View was completed in 1970 and rests on Taman Serasi. Nearby, there’s Napier MRT Station on the Thomson East Coast Line and plenty of amenities, including Ion Orchard, Far East Plaza and Lucky Plaza. Raf-fles Girls’ Secondary School and Botanic Gardens are also close by.

The Atelier, located at Makeway Avenue in District 9, holds the record for the lowest psf-price for a development during the week. An 872 sq ft, two-bedroom unit on the seventh floor sold for $2.16 million ($2,479 psf) on April 21. Launched in March 2021, the 120-unit freehold development is 54% sold at an average price of $2,683 psf. The property features a mix of one- to four-bedroom units ranging from 549 to 1,496 sq ft, and is near Newton MRT Station on the Downtown and North-South Lines, as well as Anglo-Chinese School (Junior) and LaSalle College of the Arts (Winston Campus).

Jervois Prive and Botanic Gardens View have seen strong price growth in the last few years, largely attributed to their central location within exclusive residential neighbourhoods and freehold status. Average prices for nearby freehold properties such as Botanic Gardens Mansion and Nassim Mansion are set at $2,048 and $3,035 psf, respectively.

It would appear that Singapore’s property market is still going strong, particularly for these top-tier developments in prime Districts.
