Eric Teng, group COO and CEO of Straits Developments Pte Ltd, says, “FIR-ST is a unique investment product that offers diversification for investors who wish to gain exposure to Singapore residential real estate in bite-sized fractions.”
To that end, Straits Developments Pte Ltd has launched two new fractionalised property investment products under its fractionalised investment real estate platform, FIR-ST.
The first of these is a Good Class Bungalow (GCB) located at 8A Cable Road, part of the prestigious Chatsworth/Bishopsgate/Jervois/Cable Road GCB area in District 10 (Source: EdgeProp Inspector). This property is accompanied by a unit in the 999-year leasehold, 120-unit private condominium, Duchess Residences, which is located in the Bukit Timah area of District 10.

The minimum investment amount for both properties is $200,000 with the Duchess Residences condo unit, and $500,000 for the GCB at Cable Road.
Accredited investors registered in the Straits Trading Shareholders’ Club have the opportunity to invest in these fractional investment products through preference shares. In doing so, they will be able to enjoy potential capital appreciation of the underlying properties, while also receiving semi-annual dividends over the investment period of five years.
The new Senja Close EC Bukit Panjang will offer five blocks of bright and airy homes with a total number of 480 units. Residents will find a variety of amenities such as a swimming pool, children’s play area, and an indoor gym which allow them to work out in the comfort of their own home. Additionally, homeowners are well-connected to various parts of Singapore via major expressways, including Pan-Island Expressway (PIE), Bukit Timah Expressway (BKE), and Kranji Expressway (KJE).
Ultimately, the new development provides potential homeowners a great opportunity to own this luxurious property at Senja Close EC. Prospective buyers who are interested in this development can learn more about it on the Senja Close EC website.
At the end of the five year period, preference shareholders can reap returns that reflect a share in the potential appreciation in value of the underlying property via a special payout. That being said, the dividends and special payout are non-guaranteed and subject to performance.
Throughout the initial five years, the underlying properties will remain owned by the existing owners and investors can still enjoy a share of the economic returns.
