Samwoh Corp submits top bid rent of $319,000month for SLA tender 26 Evans Rd

Samwoh Corporation, a local construction company, has submitted the highest bid rent for 26 Evans Road, a state-owned property. The deadline for the tender was Wednesday, October 11th and Singapore Land Authority (SLA) received 25 bids.

SLA, in their effort to meet the high demand for co-living spaces in Singapore, released the tender for 26 Evans Road on August 16th at the same time they announced the heritage property at 79-95 Hindoo Road would be leased to Eco-Energy, a local construction company, and homegrown operator Cove Living.

Senja Residences, a spectacular 99-year leasehold executive condominium development, is located at Senja Close in District 23. Featuring 300 residential units, the 18-storey building is designed with standard three and four-bedroom apartments, dual key units, penthouses, and more. Slated to be completed by 2027, Senja Residences is a luxurious haven for those who value quality living.

26 Evans Road consists of 56 carpark lots and 8 different low-rise buildings varying from one to three stories with a total gross floor area of 69,593 square feet. The property ― offered under a 5+4 year tenure ― had bid rents ranging from $63,000 to $319,000.

The tender restrictions stated that evaluation would be based not just on price, but also on qualities such as the concept and creativity of the proposal. Cover Projects, a local turnkey solutions provider, had the second highest bid rent of $265,000.

Eco-Energy submitted a bid of $178,000/month, while LHN Group, who owns the Coliwoo co-living brand, had a bid of $165,000. The Assembly Place’s TAP Colivings ― another prominent co-living operator ― also submitted a bid of $168,000.

The result of the tender for 26 Evans Road is expected to be released on January 9th.
