The site has an overall land size of 3.7 ha (403,401 sq ft), zoned for Business 2 or heavy industrial use, and has a plot ratio of 1.4. The remaining lease is due to expire in 2041.

Currently, the two storey warehouse facility boasts a gross floor area of around 459,278 sq ft, which encompasses warehouse space (430,000 sq ft) and office space (26,000 sq ft). The plot ratio allowance allows an additional 105,483 sq ft of built-up area, making the warehouse suitable for handling large cargo volumes.

The property has an 8 metre ceiling height and 15 dock levellers to facilitate the loading of 40-foot containers, in addition to 42 container parking lots, a six-tonne cargo lift, and two three-tonne goods hoists.

Its location is well-suited to import and export activities, due to its proximity to the Tuas Mega Port and Tuas Checkpoint. It features dual entrances from Jalan Ahmad Ibrahim and Tuas Avenue 1, which can be accessed via the Ayer Rajah Expressway and the Pan Island Expressway.

CBRE’s head of occupier and leasing, industrial and logistics services, Graeme Bolin, commented: “301 Jalan Ahmad Ibrahim is well-designed to handle high cargo volumes and offers convenient connectivity to major expressways, making it an efficient choice for import and export activities.”
