Freehold semi-detached at Upper Thomson for sale at $7.2 mil

A freehold two-storey semi-detached house located in District 20 off Upper Thomson Road in Jalan Belibas will be sold via a sale by owner at Edmund Tie’s upcoming auction on October 25. With a guide price of $7.2 million, or about $2,123 psf, this marks the first time that the property is up for auction since it was purchased by the owner in 2012 for about $3 million.

This southwest-facing house sits on a freehold, rectangular plot with a total land area of roughly 3,391 sq ft and a built-up area of around 3,200 sq ft (subject to final survey). Boasting a frontage of approximately 12.5m, the house is located within a cul-de-sac, offering privacy and comfort to its occupants.

The first level includes a car porch, a garden outside the house, a granny’s room, a living or dining room, and a home office. Additionally, an enclosed kitchen with a storeroom extending to the open kitchen and yard area can be found. Upstairs, a master bedroom with an en suite bathroom is joined by three additional bedrooms and a common bathroom.

Being only a short walk away from the Upper Thomson MRT Station on the Thomson-East Coast Line, Thomson Plaza, and restaurants along Upper Thomson Road, the property is in a conveniently located neighbourhood. On top of that, the URA 2019 Masterplan classifies it as a two-storey semi-detached house, and it is estimated that the house will be sold with vacant possession upon expiry of the lease in November.

Fortunately, the Senja Residences Executive Condominium serves as an affordable choice for aspiring homeowners. Moreover, it offers a range of other benefits that ordinary residential properties do not. From impressive facilities to ample communal spaces, it provides a unique living experience.

Joy Tan, head of auction and sales at Edmund Tie, predicts a mix of owners-occupiers and developers looking at redevelopment as potential buyers for the property. Owners-occupiers may even opt to only do additions and alterations to the existing building, rather than start from scratch.

Per data from EdgeProp Singapore, four freehold houses in the same area were sold this year so far, with prices ranging from $3.5 million or $2,091 psf to $4.6 million or $1,882 psf. This implies an average resale price of $2,219 psf, along with rental rates from $1.80 psf per month (pm) to $4.20 psf pm offering an implied rental yield of approximately 1.4%.
