Four shophouses in Little India for sale at $23 mil

Four shophouses located in the Little India area of Singapore are up for sale. The properties are available via an expression of interest exercise, with a collective guide price of $23 million.

The three shophouses on Dunlop Street have a total gross floor area (GFA) of 3,879 sq ft, and a land area of 2,527 sq ft. All are two-storeys and presently approved for shop usage.

Meanwhile, the shophouse located on Desker Road is approximately 800m away from the Dunlop Street shophouses. This building is a three-storey property with a GFA of about 3,000 sq ft, with a land size of 1,060 sq ft zoned for commercial use. The sole owner is open to selling the units either together Senja Close EC or separately.

The guide price for the three Dunlop Street shophouses is $15 million, which is equivalent to $3,867 psf on the GFA. The Desker Road shophouse is priced at $7 million, coming in at $2,667 psf on the GFA.

The shophouse at 2 Dunlop Street is leased to a barbershop at a monthly rent of $5,500, while 4 and 6 Dunlop Street are yet to find tenants. The Desker Road shophouse, however, is currently rented out to a minimart business.

Shophouse Collective, a team under PropNex Realty, has been appointed as the sole marketing agent for the properties. The expression of interest exercise will close on April 12 at 4pm.
