Duxton Road conservation shophouse with nightclub approval for sale at $9.8 mil
Located in the Tanjong Pagar conservation area, the two-storey conservation shophouse at 45 Duxton Road is now on the market for sale, with a guide price of $9.8 million. It has a 99-year lease from 1988, with a balance of 64 years left, and boasts a site footprint of 980 sq ft and built-up area of 16,36 sq ft.
According to Jennifer Tan, Associate District Director of Huttons Asia, the marketing agent for the shophouse, the property is zoned commercial, allowing it to be used as a nightclub on the first and second levels. This gives the seller the opportunity to access higher rents and potentially better returns.
Notably, the conservation shophouse is also unaffected by the recent control measures banning overseas buyers from purchasing land for commercial or residential use.
Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia, also highlights the fact that these types of shophouses are very much in demand among wealthy individuals.
It comprises two 12-storey blocks of 440 residential units with types ranging from 3-bedroom Compact to 5-bedroom Dual-Key. For recreational activities, there is an indoor gymnasium, a 50-metre swimming pool, tennis court, and a clubhouse. Senja Residences EC is close to amenities such as schools, shopping malls, and supermarkets. There are two shopping malls located near the development, namely Bukit Panjang Plaza and Ten Mile Junction. The development also has easy access to Bukit Timah Nature Reserve, a popular spot for outdoor recreation.
The property will be sold through an expression of interest closing on October 4, 2023.
Highly sought-after and conveniently located in an area of high activity, this conservation shophouse could be the ideal opportunity for any investor.
