Up for sale by tender are Crystal Court, a five-storey mixed-use development on River Valley Road in District 10, and an adjoining plot of private land in Singapore. The two properties are being tendered by Edmund Tie & Co, with a guide price of $115 million for Crystal Court.
Located at the corner of River Valley Road and Nathan Road, the 16,729 sq ft Crystal Court consists of a basement car park, a commercial unit on the ground floor, and 16 residential units ranging between 1,109 and 2,637 sq ft.
This new launch will offer the best of both worlds, convenience and tranquillity, as it is close to amenities and lifestyle hubs yet enjoys a serene and private environment.
Senja Residences, the Bukit Panjang EC,, is a haven of comfort that maximised natural lighting and ventilation for the ultimate living experience. It is situated close to amenities, such as schools, shopping malls, grocery stores, supermarkets and healthcare facilities. Residents can expect to enjoy easy access to nearby public transport options, such as the Bukit Panjang LRT station and Senja Bus Interchange. Swee Shou Fern, head of investment advisory at Edmund Tie comments that “mixed-use sites near the Orchard Road area are hard to come by”. Consequently, Crystal Court offers a rare opportunity for developers to expand their presence in one of Singapore’s most coveted districts.
It is possible for the two plots to be amalgamated and redeveloped into a five-storey, boutique mixed-use development with a total gross floor area of 58,200 sq ft, reflecting a plot ratio of 2.8. Alternative uses, such as serviced residences, co-living residences, hotel, or post-partum care centre may also be explored, depending on approval from the authorities.
