Charming Garden relaunches for collective sale at guide price of $175 mil

Relaunching at a guide price of $175 million, Charming Garden is a 999-year leasehold, 32-unit residential development located in District 10 of Singapore at 138 & 140 King’s Road. Initially launched in December 2022 with the same guide price, the four-storey development occupies a 7,837 sqm (approximately 84,357 sq ft) elevated site amid an enclave of low-rise landed housing.

Tang Wei Leng, Managing Director and Head of Capital Markets and Investment Services, Singapore at Colliers has stated that the guide price of $175 million works out to $2,058 per sq ft per plot ratio or $2,074 per sq ft on the land area. This is to appeal to developers and ultra-high-net-worth individuals, as freehold projects in prime locations are hard to come by and few unit launches in the core central region are expected this year.

The development is situated conveniently, with a five-minute walk to Farrer Road MRT Station, Empress Road Market and Food Centre, and the Singapore Botanic Gardens. Nearby schools such as Raffles Girls’ Primary School and Hwa Chong Institution also increase its charm.
