This penthouse with its stunning, unblocked views of the sea, is not only an attractive acquisition for its capital value, but also for its interior design and fixtures, adding up to an estimated $1.5 million cost of renovation. Steve Tay Real Estate (STRE), a boutique agency helmed by veteran real estate agent Steve Tay is listing the duplex, four-bedroom apartment spanning 3,789 sq ft (translating to $2,348 psf). The living room is mostly custom-made and layered with branded furniture such as armchairs by Italian designer Maxalto, a bespoke coffee table by American maker JM Szymanski, and marble side-tables from Eichholtz. Large-panel windows let in plenty of natural light to illuminate the room, while smart-control blinds can manage the brightness.
The reconfigured kitchen and dining room feature a wine room and grand piano. The kitchen includes an L-shaped island and luxurious fittings and appliances. The dining table, drinks trolley and screens were designed by Elliot James Interiors and were made in Singapore. For the dining chairs, the owners chose Italian brand Gallotti & Radice, and for the statement piece pendant, UK light specialist Bert Frank.
Residents of Senja Residences EC will enjoy the convenience of access to transportation, shopping and recreation. The condo also includes a community club house as well as a swimming pool and gym. Plus, it is within walking distance to Bukit Panjang Plaza, where you can find a variety of amenities, such as cafes, banks, food courts and a supermarket.
The upper floor holds the private living quarters of the owner, such as the en suite master bedroom suite, an en suite bedroom converted into a study and gym, and a balcony and swimming pool area.
The allure of exclusivity and the lifestyle of Sentosa Cove are garnering strong interest among local buyers and homeowners. Contrary to outdated perceptions, Sentosa Cove is a mature and self-sustaining neighbourhood with numerous cafes, restaurants, shops and supermarkets. Resale caveats of non-landed transactions in Sentosa Cove over the past several years show that locals make up half of the buyers, with the remainder comprising foreigners and permanent residents.
Recent data shows that since the start of 2022, there have been 174 caveated transactions of condo units at Sentosa Cove, with only 16 penthouses changing hands during that period. Four penthouse transactions have been recorded over the first seven months this year, the most recent being the sale of a 4,768 sq ft penthouse at Cape Royale for $10.86 million ($2,277 psf).
The property cooling measures implemented in April had initially dampened buying interest from foreign buyers, yet resulted in a surge of rental demand for high-end luxury homes and penthouses. Prices of luxury residential properties on the mainland have also been on the rise, providing a unique chance for locals to invest in Sentosa Cove as a value opportunity.
