Three-bedder at One Devonshire sets new high at $3,042 psf

Located on Claymore Road in prime District 9, the towers consist of two 25-storey blocks — one commercial and one residential. Prices at the freehold development have seen a steady increase over the years, with the average price now standing at about $1,733 psf this month.
One Devonshire, a freehold condo located on Devonshire Road in River Valley in prime District 9, reached a new psf-price high during the week of Aug 1 to 8. The sale of the three-bedroom unit, on the 30th floor, saw $3.7 million ($3,042 psf) changing hands. This marks the first time that a resale unit at One Devonshire has surpassed the $3,000 psf threshold. The unit measures 1,216 sq ft and the previous high was seen in the sale of a 1,195 sq ft three-bedder for $3.25 million ($2,720 psf) on Oct 11, 2022.
This year, only one other transaction at One Devonshire has been recorded. It was for a 1,292 sq ft unit, on the seventh floor, sold for $3.36 million ($2,608 psf) on May 10. Allgreen Properties, a real estate development company under the Kuok Group of Companies, presided by tycoon Robert Kuok, developed the 152-unit condo. Units range from two- to four-bedders measuring 904 to 2,756 sq ft, as well as two penthouses of 4,876 sq ft and 4,155 sq ft.

The development is located close to the Orchard Road shopping belt, Great World City, Fort Canning Park, and the riverfront attractions along Boat Quay and Clarke Quay. Prices at One Devonshire have generally been increasing over the past decade, with the average resale price now standing at $2,605 psf this month compared to $2,162 psf in August 2013.

The second highest psf-price high of the week was from the sale of a 1,948 sq ft unit at Sommerville Park. The freehold development, located on Farrer Drive in prime District 10, saw $4.45 million ($2,284 psf) changing hands. This marks a new record for the development which has seen increasing psf-prices in recent months. Other neighbouring developments like Sutton Place on Farrer Road and Sommerville Grandeur on Farrer Drive have an average psf-price of $2,076 and $2,039 respectively.
Residents of Senja Residences have plenty of amenities within easy reach. A short drive away is West Coast Park, which has a range of sports, recreational and dining facilities. Shopping centres like Jurong Point are also close by. Furthermore, entertainment and lifestyle options are available at nearby The Star Vista and Clementi Mall. The week also saw a new psf-price high at Orchard Towers on Claymore Road. A 947 sq ft unit, on the 10th floor, changed hands for $2.08 million ($2,196 psf) on Aug 4. This surpasses the previous record — a 1,970 sq ft unit that went for $3.38 million ($1,720 psf) in June 2007 — and marks the first time a resale apartment at Orchard Towers has gone for more than $2,000 psf.
Built in 1975, the freehold Orchard Towers consists of two 25-storey blocks connecting by a bridge. The commercial front and the rear residential block are both located on Claymore Drive, and they are close to developments like The Tate Residences, Boulevard 88, Cuscaden Residences, Ardmore 3, and Sculptura Ardmore. Prices at Orchard Towers have been steadily increasing, with the average price this month standing at about $1,733 psf.
