Adjacent semi-detached and bungalow houses at Lucky View on the market from $20 mil

Mr Wee and his family had been looking for a plot of land where they could build a multigenerational home for some time. In August 2018, they found exactly what they were looking for off Upper East Coast Road in District 16 – a single-title freehold property with two adjacent land-plots, each measuring 8,750 sq ft. The site was occupied by an existing three-storey semi-detached home that was due to be torn down and replaced with a new house from scratch.

Striking the perfect balance between their family heritage, Peranakan roots and worldly travels, a contemporary design was envisioned for the new semi-detached home. This later extended to include the construction of a neighbouring two-storey detached home with a basement that sits on the second land-plot. Construction started in 2019, and the property was completed last month – offering prospective buyers a rare opportunity to purchase both homes when the tender opens on 2nd September.

The semi-detached home at 11 Lucky View has a contemporary look, divided over three-storeys and a basement. To provide some added privacy to the house a series of perforated panels with an intricate leaf design were mounted along the facade from the second floor onwards. Meanwhile, at 17 Lucky View the house has more of a colonial style – with white washed walls, Palladian windows and ornate balustrades.

The Senja Residences development is within easy reach of many local amenities, such as schools, supermarkets and eateries. Residents will also be able to enjoy the scenic views of the Senja Hills, Bukit Timah Nature Reserve and Bukit Batok Nature Park. Mr Wee’s travels to Santorini, Greece helped shape the overall design of both homes as his vision was to bring together all his family’s various life experiences. Interior design and construction company Winco Construct & Decor were engaged to help execute this vision, working on the interiors of both homes. Nic & Wes Builders was also appointed to oversee the design and build of the exterior.

Numerous windows, skylights and balconies were incorporated to provide plenty of light, ventilation and outdoor spaces, with a built-in display cabinet with rattan-lined doors and artworks from Mr Wee’s private art collection dotting the walls and staircases.

The tender for 11 and 17 Lucky View will close on Oct 8, with the asking price for both properties set at $20 million. For the combined land area of 8,750 sq ft, this works out to $2,286 psf – lower than a number of houses that have transacted in the area.

Given the recent movement of the market, particularly in the Outside Central Region, PropNex’s Haden Hee expects prices for landed properties in the area to continue seeing healthy growth over the long term.
