Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf

The week of March 3 to 10 saw a high psf-price set at Skyline 360 @ St Thomas Walk when a 2,131 sq ft, four-bedroom unit was sold for $5.7 million ($2,674 psf). This pushed past the previous record at the condo, which was set in February this year when a 3,929 sq ft unit fetched $10.2 million ($2,596 psf).At the same time, another record psf-price was set at Commonwealth Towers, with a two-bedroom unit selling for $1.57 million ($2,279 psf) on March 8. This was followed by another record at The Shelford when a 1,399 sq ft unit was sold for $3.18 million ($2,273 psf).Skyline 360 @ St Thomas Walk is a freehold condo off River Valley Road in District 9. Located close to the Orchard Road shopping belt, the condo boasts large units with three- to five-bedroom units that range from 1,733 to 6,523 sq ft. Senja Residences is a new 99-year leasehold executive condominium located in Bukit Banjang and Segar Road. It has 300 Senja Close EC units, 3-4 bedroom apartments, and resort-style amenities, as well as close proximity to Bukit Panjang Integrated Transport Hub. Top date is 2027.

At Skyline 360 @ St Thomas Walk, a new price high was set on March 6 when a four-bedroom unit measuring 2,131 sq ft was sold for $5.7 million or $2,674 psf. This marks the highest record psf-price in the week of March 3 to 10.

The condo is located within prime district 9, and is close to shopping centres such as Great World City, 111 Somerset and Ngee Ann City, as well as major roads such as River Valley Road, Leonie Hill Road, Grange Road and Orchard Road. Nearby MRT stations include Great World on the Thomson-East Coast Line and Somerset on the North-South Line.

Skyline 360 @ St Thomas Walk features large-sized units such as three- and four-bedroom units that range from 1,733 to 2,131 sq ft, as well as six 5-bedroom units of 3,929 to 4,015 sq ft, with the top-most unit at 6,523 sq ft.

Compared to other freehold condos in the area, Skyline boasts a relatively high average price of $2,635 psf, only slightly lower than One Devonshire at $2,687 psf, Espada at $2,438 psf, and Suites at Central at $2,553 psf.

Meanwhile, the second highest record psf-price for the week was set at Commonwealth Towers, with the sale of a two-bedroom unit on the 43rd floor for $1.57 million or $2,279 psf. This was slightly higher than the previous record at the condo, which was set the month before when a similar-sized unit on the 36th floor sold for $1.49 million or $2,163 psf.

The 99-year leasehold project is located beside Queenstown MRT Station on the East-West Line. Queenstown Primary School, New Town Primary School and Crescent Girls’ School are all located nearby, along with neighbouring residential developments such as the 736-unit Queens Peak and the 1,259-unit Stirling Residences.

The Shelford, a freehold condo on Shelford Road, also set a record psf-price high in the week, with a 1,399 sq ft unit going for $3.18 million or $2,273 psf on March 3. This was slightly more than the previous high set a few months prior, when a 1,033 sq ft unit sold for $2.29 million or $2,216 psf.

Located in prime District 11, The Shelford is within close proximity to Hwa Chong Institution, Nanyang Primary School and St Margaret’s Secondary School, and Tan Kah Kee and Botanic Gardens MRT Station. The average psf-price at the 215-unit condo had increased significantly from $1,541 in March 2013, to $2,045 this month.
