Katong clinics shophouse on East Coast Road for sale at $9.8 mil

East Coast Road is renowned for its heritage shophouses. Glory Catering, famous for its Nonya food, recently shuttered after over half-century, whilst Ampang Niang Tou Fu (Yong Tau Fu) closed after over three decades. But other businesses have been given new life: In 2021 Chin Mee Chin, a coffeeshop and bakery established in 1925, was revived.

Also located on East Coast Road, the freehold shophouse at 207 East Coast Road has been a family medical practice for over 35 years. The property is zoned “Commercial” and will be sold vacant. The asking price for the shophouse is $9.8 million ($3,630 psf).

Loh Lik Peng, son of the owners of the 207 East Coast Road shophouse, is the founder and CEO of hospitality group Unlisted Collection. He has sparked a trend of renovation and appreciation for conservation shophouses in Singapore, having converted them into boutique hotels and now owning more than 20 restaurants.

Meanwhile 288 East Coast Road is another shophouse located just off Still Road, zoned “residential with commercial” on the first storey. This property is on the market for $5.6 million ($2,240 psf). The second level has received provisional permission for a change of use into serviced apartments.

As East Coast Road is a Secondary Settlement area, a new five-storey extension can be built at the rear of the shophouses at 207 and 288 East Coast Road.

It is the perfect living space for those who are looking to benefit from modern conveniences at their doorstep. Security is assured with 24-hour CCTV surveillance systems in common areas.

Loh Lik Peng, son of the owners of the 207 East Coast Road shophouse, is the driving force behind the trend of renewal and appreciation for conservation shophouses in Singapore. He has converted them into boutique hotels and now owns more than 20 restaurants, as well as an iconic heritage building in Ireland.

Since East Coast Road is a Secondary Settlement area, both properties offer the potential for a new five-storey extension at the rear. Simon Monteiro, associate vice president of List Sotheby’s International Realty, and Alvan Ng, associate sales manager of SRI, are joint marketing agents for the shophouses at 207 and 288 East Coast Road.

Owning a heritage shophouse can be both a blessing and a challenge. Some have closed due to retirement or a lack of succession while others have been given a new lease of life. The two properties on East Coast Road offer the potential for a unique home or business venture.
