City Dynamic, a joint venture between Thai real estate company City Realty and Hong Kong-based Swire Properties, has recently launched two new luxury residential projects in Bangkok: Upper House Residences Bangkok and The Wireless Residences by Upper House. This marks the first foray into branded residential living for Upper House, the renowned hospitality brand launched under Swire Hotels in 2008. The move demonstrates confidence in Bangkok’s growing appeal as a global luxury hub.

Located on the prestigious Wireless Road, the two freehold towers are in close proximity to five-star hotels, premier shopping destinations, international schools, and embassies. They will also offer breathtaking views of Lumphini and Benjakitti parks. Construction is due to commence in April 2025, with completion expected in 2030. Foster + Partners (Thailand) Ltd has been tapped to lead the architectural design, while Bangkok-based PLandscape will handle the landscape design.

Upper House Residences Bangkok will feature 156 units spread across a 52-story tower, with interiors designed by BAR Studio and wellness amenities developed in collaboration with GOCO, a global specialist in this field. The Wireless Residences by Upper House, on the other hand, will consist of a 71-story tower and 239 units, boasting interiors by PIA Interior and front-of-house services managed by Upper House.

According to Thomas Woolsey, co-managing director of City Dynamic, this collaboration builds on Swire Properties’ legacy of creating iconic residential developments such as Opus Hong Kong and Eden Singapore. He also highlights the opportunity for buyers to own a masterpiece in Swire’s portfolio. With six Upper House properties currently operating in Hong Kong, Mainland China, and the United States, including hotels in Hong Kong, Chengdu, and Shanghai, the brand has plans to expand with five additional properties in the pipeline in cities across China and Japan.

Toby Smith, chief commercial officer of Swire Hotels, sees the launch of these two projects as a milestone that marks a new era for the brand. He emphasizes that it extends Upper House’s award-winning hospitality into residential living, paving the way for further international expansion. With its blend of exceptional design, freehold ownership, and personalized hospitality, Upper House Residences Bangkok and The Wireless Residences by Upper House are set to redefine luxury living in the Thai capital and set a new standard for branded residences in Southeast Asia.
