Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil

The sale of a four-room resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate has broken new grounds for a record price for flats outside the Central Area. Set at a highly coveted 28th-floor, the 1,023 sq ft unit has been sold for $1.300888 million, corresponding to $1,272 psf.
Martin Silva, associate division director at Huttons Asia, orchestrated the deal. According to Lee Sze Teck, senior director of analytics at Huttons, the sale has surpassed the previously-set record for four-room flats outside the Central Area from a sale at 50 Moh Guan Terrace in Tiong Bahru, which clocked in a staggering $1.5 million ($792 psf) in June.
The unit at 8B Boon Keng Road, in the development known as Kallang Trivista, has been attracting attention due to its prime location offering of unblocked views of Kallang River and Marina Bay Sands.
To date this year, an all-time high of 86 four-room flats have been transacted at $1 million or more, no doubt a sign of a surge in demand for HDB homes. In comparison, only 38 such transactions were documented in 2022, and 44 were recorded in 2021.
Comprising of a total of 808 residences, Kallang Trivista saw completion in 2016 and achieved its minimum occupation period in 2021. Situated close to various amenities like Kallang MRT, Kallang River park connector, Sheng Sioing and Fairprice supermarkets, this neighbourhood is ripe for a thriving lifestyle.
Not subject to Prime Location Public Housing Scheme (PLH) restrictions, the four-room flat also offers the buyer a degree of investment flexibility.
For four-room flats located outside the Central Area, the sale at 8B Boon Keng Road has set a new high, with the previous record being a 1,023 sq ft HDB flat at Sky Terrace@Dawson on Dawson Road in the Queenstown estate at $1.188888 million ($1,162 psf). This shows that the demand for such units is steadily increasing, evident in the figures produced.
It is clear that the sale of this four-room HDB flat at a price of $1.300888 million marks a new milestone for the industry, and is likely to have an impact on the prices of HDB flats outside the Central Area in the coming months.
