Four Bedder Grange Residences Sets Record Psf Price High 3576

A four-bedroom unit at Grange Residences, located in the prime District 10, has set a new record for the highest psf price at the development. Sold for $10.2 million on September 8, the 2,852 sq ft unit on the 15th floor commanded a psf price of $3,576. This also makes it the most expensive resale unit at Grange Residences to date.

The previous record was set on June 30 when a similar four-bedroom unit on the fourth floor sold for $9.85 million at a psf price of $3,453. The new high at Grange Residences is 3.6% higher than its previous record.

Completed in 2004, Grange Residences is a freehold condo with 164 units on Grange Road, nestled within the sought-after Tanglin area. It comprises of three 18-storey residential blocks and the units range from 2,486 sq ft to 2,852 sq ft.

Based on lodged caveats, there have been five resale transactions at the development this year, including the units sold on June 30 and September 5. Other deals include a 2,583 sq ft unit that changed hands for $8.5 million ($3, 290 psf) on August 21, and a 2,852 sq ft four-bedroom unit that was sold for $9.73 million ($3,414 psf) on July 3. Another 2,852 sq ft unit was also sold for $9.72 million ($3,408 psf) on February 26.

Another development, The Woodleigh Residences, also achieved a new psf price peak during the same period. A 958 sq ft, three-bedroom unit on the 11th floor was sold for $2.72 million, at $2,839 psf, on September 9.

This marks a new psf price high for the development, which is 0.7% higher than its previous record of $2,818 psf set on May 19 when a similar unit was sold for $2.7 million. It is also the second time a unit at The Woodleigh Residences has transacted above the $2,800 psf threshold.

The Woodleigh Residences is a 99-year leasehold development located in District 13 along Bidadari Park Drive, off Upper Aljunied Road and Upper Serangoon Road. The project is part of an integrated development that includes The Woodleigh Mall. It has direct access to Woodleigh MRT Station and an underground bus interchange.

The residential development has a total of 667 units, with two- to three-bedroom units ranging from 570 sq ft to 958 sq ft, and four-bedroom units ranging from 1,270 sq ft to 1,475 sq ft. To date, there have been a total of 100 sub-sale transactions at the development, with 97 taking place after it received its temporary occupation permit in the second quarter of 2023.

The project’s average sub-sale prices have also been increasing steadily. In 2023, there were 23 sub-sale transactions at an average price of $2,301 psf. This grew to 31 sub-sale transactions so far this year at an average price of around $2,487 psf.

On the other end of the spectrum, OUE Twin Peaks set a new psf price low of $1,982 psf during the same period when a 549 sq ft, one-bedroom unit on the 17th floor was sold for around $1.09 million on September 10. This marks the first time a unit at OUE Twin Peaks has dipped below the $2,000 psf threshold, falling below the development’s previous record low of $2,077 psf set on May 2024 when a similar unit was sold for $1.14 million.
