Altura executive condo 88% sold in second-timer balloting

The strong demand for Altura executive condo (EC) among second-timers is not unexpected, as ECs remain a compelling option for HDB upgraders given their more affordable pricing and potential for decent capital appreciation in the future.

On Sept 16, Qingjian Realty and Santarli Realty opened for balloting for second-time HDB buyers, and 95 units were sold. This brings the take-up rate to 87.5%, with the average price of units sold at $1,470 psf.

Ismail Gafoor, PropNex CEO, notes that with EC land rate hitting record-high in a recent land tender, some buyers may want to move sooner rather than later, on concerns that prices may inch up further.

Altura is the first EC launched in Bukit Batok since 2001, and is located near the future Tengah Integrated Transport Hub and Anglo-Chinese Primary School. It was well received by first-time buyers, says Marcus Chu, CEO of ERA Singapore.

ECs are seeing robust demand from buyers due to upfront remission on additional buyer’s stamp duty [ABSD], says Mark Yip, CEO of Huttons Asia.

Residents of this EC will enjoy a variety of restaurants, as well as local shops at Bukit Panjang Plaza. With the Senja Residences EC, prospective home buyers will find excellent value in this low-density luxury development. Hillview, Dairy Farm, and Beauty World MRT stations are within a short distance, as well as the malls of Bukit Timah. This EC provides the perfect balance of convenience and privacy. There are plenty of lifestyle and entertainment options nearby, such as the Bukit Timah Nature Reserve, Singapore Zoo, and River Safari. It is also near to popular eateries, including the famous No Signboard Seafood Restaurant.

Altura consists of 360-units in four- and five-bedroom plus flexi configurations. Currently, only 45 units remain.
