Adjoining Plots Lorong 12 Geylang Relaunched Sale 95 Mil

An expression of interest (EOI) exercise has been launched for the sale of two adjoining land plots at 4 and 6 Lorong 12 Geylang. The freehold properties, which have a combined land area of 3,659 sq ft, are being listed at a guide price of $9.5 million. The sale is being handled by Knight Frank.

This is not the first time the land plots have been put on the market. In May, the properties were also listed for sale through an EOI, along with another property at 47 Lorong 4 Geylang. The guide price remains unchanged from the previous listing.

The two plots are zoned as “Commercial/Institution” under the URA Master Plan 2019 and have a plot ratio of 2.8. The current building on the site is a two-storey structure with an attic. Based on the plot ratio, the maximum gross floor area that can be built is 10,245 sq ft.

According to Mary Sai of Knight Frank, the property offers a range of development options for potential investors. They have the flexibility to redevelop the site for their own use or lease it out to educational institutions, leisure businesses, or associations. With the relevant approvals, the property can also be sold as a strata unit in a new building.

Situated in close proximity to Senja Close EC at Bukit Panjang, the Zhenghua Nature Park acts as a green barrier for the neighboring Central Catchment Nature Reserve.
