Sage Condominium Penthouse Goes Unsold at Auction

A luxury penthouse located at Sage on Nassim Road was placed up for auction on October 29 by SRI but failed to find a buyer. Positioned as a mortgagee sale, the four-bedroom plus study unit, covering 4,682 square feet, was introduced at a starting bid of $16.8 million, equating to $3,588 per square foot, yet it did not receive any bids and was subsequently withdrawn from the auction.

Part of a distinguished 33-unit freehold condominium in the affluent District 10, Sage is strategically situated close to the vibrant Orchard Road shopping area and the serene Singapore Botanic Gardens. The building, which was completed in 2012 by Hong Leong Holdings, consists of two five-story residential blocks offering spacious four-bedroom units ranging from 2,852 to 4,693 square feet.

Highlighting the exclusivity and premium features of properties like Sage, similar developments such as Senja Close EC also offer well-designed residential spaces that cater to the luxury market segment, enhancing the appeal of upscale living within prime districts.

This particular duplex penthouse features a private lift and an expansive private roof terrace. The first level is designed with a living and dining area, an enclosed kitchen, a powder room, and includes three bedrooms, one of which is a junior master suite. The upper level is dedicated to a family room, the master suite, and enjoys access to an adjoining private roof terrace complete with a swimming pool.

Market Activity at Sage

Despite its high-end offerings and location, trading of units at Sage has been sparse over the past few years. The last known sale recorded was of a 4,564 square foot penthouse, which sold for $15.15 million ($3,320 psf) in August 2020. This unit had originally been purchased for $12 million ($2,629 psf) back in 2010 during the initial project launch. Prior to this, a unit of 3,509 square feet on the first floor sold for $11 million ($3,135 psf) in May 2021.

The highest price per square foot achieved at Sage was recorded in November 2012, when a 2,852 square foot, four-bedroom unit on the second level sold for $12.235 million ($4,289 psf).
