FoundOnEdgeProp: Living large in the East for under $1,100 psf

The East Region has long been a hotspot for buyers, and the first 10 months of this year saw 1,607 resale transactions for condo units, accounting for 19.1% of the total transactions. In comparison, last year, the East Region made up 20.7% of all resale transactions with 2,513 transactions. For buyers looking for units of above 3,000 sq ft units, there are even fewer options. This year, there were only 110 transactions for such units, which is only 1.3% of all resale transactions.

We took a look at listings on EdgeProp and found several units that were at least 3,000 sq ft in size in the East Region with asking prices under $1,100 psf. Families in need of larger living space may wish to consider these homes.

One of these is a strata landed unit found at Archipelago along Bedok Reservoir Road in District 16. This 99-year leasehold project obtained its temporary occupation permit (TOP) in 2015, and offers 553 condo units and 24 strata landed units. The asking price for the 4,402 sq ft unit with five bedrooms is $3.58 million ($813 psf). Nearby amenities include Bedok North MRT Station, Damai Primary School, and Bedok Reservoir Park.

Edelweiss Park Condominium and Palm Isles are two other options located along Flora Road in District 17. Edelweiss Park Condominium is a freehold development that obtained its TOP in 2006 and has 517 units. The 3,197-sq ft unit with four bedrooms and an enclosed terrace has an asking price of $3.05 million ($954 psf). Palm Isles, a 99-year leasehold development with 429 units, obtained its TOP in 2015. Currently, the five-bedroom unit of 3,799 sq ft is going for $3.14 million ($836 psf) and the five-bedroom unit of 3,014 sq ft for $2.8 million ($929 psf).

In District 15, there is a unit in Sanctuary Green with an asking price of $4.1 million ($1,041 psf). This 99-year leasehold condo obtained its TOP in 2004 and features 522 units. The penthouse unit is 3,940 sq ft in size and has four bedrooms plus a study. Another option in District 15 is Laguna Park, a 516-unit 99-year leasehold development which obtained its TOP in 1978. This 3,370 sq ft penthouse unit has four bedrooms and is listed at $3.6 million ($1,068 psf).

Since 2012, the average resale price for condos in District 15 has been higher than those in Districts 16 and 17. In fact, District 15 achieved a 47% price growth since 2012 compared to 44% and 39% for Districts 16 and 17, respectively. The current average prices for condos in District 15, 16 and 17 are $1,687 psf, $1,402 psf and $1,157 psf, respectively.
