Government Land Sale Sites Launched for Tender

The Urban Redevelopment Authority (URA) has initiated the tender process for three new sites as part of the second half of the 2025 Government Land Sales (GLS) programme. These sites, located at Tanjong Rhu Road, Dairy Farm Walk, and Dover Drive, are set to bolster Singapore’s housing market with developments that could introduce a total of 1,630 new residential units.

Strategic Developments at Tanjong Rhu Road

The parcel at Tanjong Rhu Road, covering 131,743 square feet with a potential gross floor area of 455,156 square feet, is expected to house 525 units. Remarkably, this release marks the first in the Tanjong Rhu area in almost three decades since the award of Water Place in November 1997. Situated within proximity to the Tanjong Rhu and Katong Park MRT stations and nearby schools like Dunman High and Chung Cheng High, the site offers convenient access to essential amenities. Additionally, its location near the Singapore Sports Hub, poised for transformation under the Kallang Alive Masterplan, adds to its appeal, potentially enhancing community life with new waterfront spaces and recreational facilities.

Compared to the new Senja Close EC project, which offers modern and efficient residential solutions, the Tanjong Rhu site provides potential for significant residential updates in an area characterized by older developments and limited recent launches. Experts anticipate a healthy demand for the new units, driven by both locals wanting to upgrade their living situation and new buyers attracted by the modern features and strategic location.

The Potential of Dairy Farm Walk

The site at Dairy Farm Walk, the largest of the three with a land area of 316,937 square feet, is expected to yield around 480 residential units. This area in Bukit Panjang, known for its serene environment and extensive amenities such as nearby shopping malls and schools, offers a low-density living option due to a gross plot ratio of 1.4. The recent Narra Residences project nearby suggests a sustained interest in the area, though the Dairy Farm Walk site might see a more conservative bidding process given the current market dynamics.

Introduction of New Housing in Dover Drive

Lastly, the Dover Drive site presents an exciting opportunity as the inaugural GLS site in the new Dover-Medway neighborhood. Spanning 145,505 square feet with a designated 611,126 square feet for development, it could accommodate approximately 625 residences and 32,292 square feet of commercial space. Its strategic position near the one-north MRT Station enhances its attractiveness to potential residents, particularly those working in the nearby business hubs. The recent high sales rates of new launches in the area underscore the strong market demand expected for this site.

As these sites move through the tender process, with the Tanjong Rhu and Dairy Farm Walk sites closing in February and the Dover Drive site in March, the upcoming developments are set to make a significant impact on their respective local housing markets, offering both residential and commercial opportunities.
