Courtyards Blends Heritage Modern Aesthetics
“The Courtyards” — a stunning pair of detached houses on Broadrick Road — recently took home the Top Landed Development award at the EdgeProp Singapore Excellence Awards (EPEA) 2025. Developed by The Land Managers, a boutique investment and development firm founded by Andy Lim in 2020, this freehold project has been a major success.
The two 2½-storey houses feature five bedrooms each and boast luxurious design elements. The larger home, 12A Broadrick Road, sits on a 6,591 sq ft plot and offers a built-up area of 9,385 sq ft. Meanwhile, the slightly smaller 12L Broadrick Road residence is on a 6,338 sq ft plot with a built-up area of 9,256 sq ft.
Designed by Lua Architects Associates, The Courtyards’ design pays homage to the heritage of landed homes in the Mountbatten Road estate. This was a popular area for old wealthy families to build prime beachfront homes in the 19th and 20th centuries. As such, the design marries modern aesthetics with influences from colonial-era black-and-white bungalows.
The project’s interior design has also been praised, as well as its commitment to sustainability. The Courtyards’ design is centered around its elliptically shaped lap pools, and when viewed together, the overall layout resembles traditional heritage shophouses. The sleek Schindler glass lifts, enclosed in Parklex laminate panels that are easy to maintain, offer the same modern-meets-colonial appeal.
Inside, no expense has been spared to ensure that the interiors match the grandeur of the exterior. The living and dining areas are fitted with elegant marble that was personally selected by Lim during a trip to Carrara, Italy. The private living quarters are separate from the guest and entertainment spaces on the first floor, with the master bedroom and three additional bedrooms on the second floor. The attic boasts a junior master suite and a bedroom with an ensuite bathroom that leads out to a balcony.
The award-winning design also prioritized sustainability, with open plan layouts that facilitate airflow and reduce energy usage. Solar panels power the energy-efficient water heaters, further reducing electricity consumption.
Lim explains that this award is especially meaningful as it is the company’s first landed residential project in Singapore. He sees it as a validation of their unconventional design risks and a testament to their dedication and creative vision. He adds that all future projects will follow the same principles of meticulous attention to detail and focus on crafting unique, character-filled homes that people are proud to live in.
