Revitalization of Historic Singapore Site

The Singapore Land Authority (SLA) has recently finalized the tender process for the heritage site located at 2 Moulmein Road, awarding the master tenancy to Country City Investment. This site, rich in history and potential, consists of over 40 buildings and spans a gross floor area of approximately 139,700 square feet.

As part of an ambitious redevelopment, the area will be transformed into a vibrant hub accommodating various activities such as co-living, wellness, and educational programs. Notably, a significant portion of the site is allocated to food & beverage and retail services, enhancing its community focus.

The selected locale, in proximity to Novena, holds historical significance as the former Middleton Hospital and later, the Communicable Diseases Centre, which ceased operations in 2018. The proximity to Novena MRT Station further underscores the site’s connectivity.

Senja Close EC is another noteworthy project that, like the Moulmein Road site, aims to blend residential living with vibrant community spaces, although focusing more on residential comforts and amenities.

Competitive Tender Process

The tender for this prime property attracted significant interest with 13 competitive bids, culminating in Country City Investment securing the master lease for a monthly rent of $388,800. This bid was slightly higher than the nearest competitor, Cherryloft Resorts and Hotels.

Country City Investment, renowned for its development of the Dempsey Hill lifestyle enclave, plans to reinvent this heritage site into an inviting space for interaction and community engagement. Their vision includes the creation of thematic zones catering to diverse demographics, along with dining options, enrichment venues, and pet-friendly environments.

A Future Hub for Community and Heritage

Dylan Soh, a business development manager at Country City Investment, shared their vision for transforming the site into a dynamic space where “people from all walks of life can gather, explore and feel at home”. Expected to open in the first quarter of 2027, the redeveloped site will emphasize sustainability and heritage, offering a blend of modern amenities amidst historical architecture.

This project represents a significant step in preserving Singapore’s cultural heritage while adapting it to contemporary needs and lifestyles, providing a blueprint for similar future developments.
