A new executive condominium site in Woodlands Drive 17 has been put up for sale. The site, which spans 290,412 sq ft, is part of the 2H2025 Government Land Sales programme and has the potential to yield approximately 560 EC units.This launch follows the successful sale of another EC site in Woodlands Drive 17 on Aug 5, according to Wong Siew Ying, head of research and content at PropNex Realty. The first plot received five bids, with City Developments (CDL) placing the highest bid of $360.9 million ($782 psf ppr), setting a new record price per sq ft for an EC plot.Wong observes that the record land price achieved for the first Woodlands Drive 17 EC site could serve as a benchmark for the second plot. “We expect developers to be cautious as an overly optimistic land bid price for the EC site will have a direct impact on the future selling price and affordability,” she adds.Read also: Woodlands’ transformation picks up pace with Draft Master Plan 2025AdvertisementGiven the site’s close proximity to Woodlands South MRT Station, Eugene Lim, key executive officer at ERA Singapore, believes that the newly launched plot will attract strong interest from developers. Woodlands South MRT Station, located on the Thomson-East Coast Line, is just one stop away from Woodlands Regional Centre and two stops away from the Johor-Singapore SEZ and the upcoming RTS Link, which is set to be completed in 2026.He also notes that the upcoming EC development is highly likely to attract families with children, as it is situated within 1km of several schools including Innova Primary School and Woodlands Ring Primary School.In addition, PropNex Realty’s Wong expects the EC site at Woodlands Drive 17 to receive strong interest due to the potentially high demand for EC units in the area. The last EC plot awarded in the Woodlands planning area was in 2015, which was subsequently developed into the 358-unit Northwave along Woodlands View by Hao Yuan Investment. Prior to that, another EC in Woodlands South, the 561-unit Bellewoods, was launched in December 2014.The demand for the upcoming EC development at the recently launched site is expected to come from HDB upgraders in Woodlands and nearby northern towns such as Sembawang and Yishun, adds ERA’s Lim. He also points out that the MOP period for more than 1,800 four- and five-room flats in Woodlands will end between 2026 and 2029, potentially fuelling further upgrades in the EC market.PropNex Realty’s Wong predicts that there will be four to six bids for the latest Woodlands Drive 17 EC site.
