A 2,669 sq ft, four-bedroom unit transacted for $7.5 million ($2,810 psf) on Sept 17, resulting in a profit of $2.53 million (50.9%). Based on lodged caveats, the unit was last sold for around $4.97 million ($1,862 psf) in January 2016. The annualised profit amounted to 4.3% over a holding period of almost 10 years. To date, there have been eight profitable resale deals recorded at the development.A two-bedroom unit at The Scotts Tower, a 103-year leasehold development on Scotts Road, was the most unprofitable resale deal during the week. The 872 sq ft unit transacted for $1.83 million ($2,099 psf) on Sept 18, incurring a loss of $1.69 million (48%). The seller had purchased the unit for $3.52 million ($4,035 psf) in May 2013, which means that the unit was held for more than 12 years. So far this year, only two other units have been transacted at The Scotts Tower, both of which resulted in losses.
