Guocoland’s Faber Residence Clementi Launches 1995 Psf

Additionally, there will be 80 (20%) two-bedroom units measuring 646 sq ft, 100 (25%) four-bedroom units ranging from 1,119 sq ft to 1,270 sq ft, as well as 20 (5%) five-bedders measuring 1,485 sq ft.The joint venture led by GuocoLand won the site in a government land tender with a winning bid of $349.858 million ($900 psf per plot ratio) back in November of last year.Cheng Hsing Yao, the group CEO of Guocoland, shared during a media briefing on Sept 30 that the developer was drawn to the site for its prime riverfront location next to the Sungei Ulu Pandan river and the nearby low-rise landed estate on Faber Walk. According to him, “Faber Residence is situated in a rare riverfront and landed enclave in Clementi, close to well-established educational institutions and job centers, making it an attractive choice for homeowners and investors.”Some units in the development will boast stunning riverfront views, while others will enjoy expansive landscaped views of the courtyards between the blocks. The spaces between the blocks have been generously spaced, with a distance of at least 20m apart, exceeding the building’s height of 19m. He further notes that previous new projects in Clementi have been high-density developments, such as the 716-unit Whistler Grand on West Coast Vale. This could potentially draw a strong interest from buyers who are looking for a lower density, landed-inspired development in Faber Residence.The project is also ideally located for families, sitting within a 1km radius of Nan Hua Primary School. Other nearby schools and educational institutions include Pei Tong Primary School, Clementi Town Secondary School, Singapore Polytechnic, Ngee Ann Polytechnic, and the National University of Singapore (NUS). Based on a compilation of caveats by EdgeProp Singapore, the average price at Parc Clematis is around $2,120 psf.Eugene Lim, key executive officer at ERA Singapore, says that the size and layout of units at Faber Residence will be appealing to owner-occupiers, such as couples and families with young children who may have parents living in the nearby landed estate.
