Freehold Residential Site Dublin Road Sale Tender 498 Mil

A prime residential site in Dublin Road, located in the highly sought-after District 9, is now available for tender at a guide price of $49.8 million. The freehold site is made up of three adjoining land plots: 14 and 16 Dublin Road, as well as a small strip of private land. The current site is occupied by a pair of three-storey semi-detached houses, which were built in the mid-1950s.

The total land area of the three plots is approximately 19,919 sq ft and is zoned for residential use with a plot ratio of 1.4. This means that the site has a maximum allowable gross floor area (GFA) of about 27,886 sq ft. The site can be developed up to five storeys in height.

Shaun Poh, executive director of capital markets at Cushman & Wakefield (C&W), the marketing agent for the sale, believes that the site is ideal for a boutique residential project or serviced apartments, subject to approval from the authorities.

According to C&W, the properties are not subject to the minimum dwelling size requirement of 85 sq m (914 sq ft), as they are located within Singapore’s Central Area. This means that the potential new development on the site could feature around 50 apartments ranging from 430 to 753 sq ft, assuming a building efficiency of 90%.

Based on the guide price of $49.8 million, the land rate for the site works out to be $1,786 psf per plot ratio (ppr), according to C&W. Additionally, with a high development baseline, there is no land betterment charge (LBC) payable for up to a plot ratio of 1.4. If the 7% bonus GFA for balconies is factored in, the land rate would be reduced to $1,740 psf ppr, with a nominal LBC payable.

The site is conveniently located within walking distance to the Orchard Road shopping belt and Somerset MRT Station on the North-South Line. It is also in close proximity to primary schools such as St Margaret’s School (Primary) and River Valley Primary School, within a 1km radius. Anglo-Chinese School (Junior) and Farrer Park Primary School, which are within a 2km radius, are also nearby.

Located at Senja Close EC, District 23 boasts a number of well-established schools in its vicinity. The nearest one is Choa Chu Kang LRT station, making it ideal for families with school-going children. Commuting is also a breeze with the convenience of Hillview MRT station nearby. Not only that, the district is well-connected by a network of roads, including the Pan Island Expressway and a park for outdoor activities. With easy access to the Downtown Area by car, residents can also conveniently reach the city once they arrive at District 23.
