Raffles Town Club site slated for future residential use after lease expiry in 2026

The lease on a plot of land in Bukit Timah, currently occupied by the Raffles Town Club (RTC), will not be renewed when it expires on October 17, 2026. Singapore Land Authority ( SLA ) and URA issued a joint statement on November 20 announcing that the site located at 1 Plymouth Avenue, District 11, is slated for future residential development.

Measuring an estimated 132,639 sqft, the property is within walking distance of the Stevens MRT Interchange and is nestled within a private residential enclave. RTC will continue to operate on the site until the lease expires, and upon expiration, they will be required to return the land to the state.

The rationale behind the redevelopment to residential usage is to support future housing demand and enhance the residential character of the area. Lee Sze Teck, senior director for data analytics at Huttons Asia, predicts that the site may be assigned a plot ratio of 1.4 with the probability of a luxury residential project comprising 160 to 190 units ranging from 915 to 1,076 sqft. If the site were to go to tender today, Lee speculates that the winning bid could exceed $1,500 psf per plot ratio.

Eugene Lim, key executive officer at ERA Singapore, believes that the plot ratio could be pushed higher to 1.6 or 2.1, allowing for a taller structure to serve as a landmark between the intersection of Whitley Road and Dunearn Road.
