1h2026 Gls Programme Offers Nine Confirmed List Sites Including Two Ec Plots And Mixed Use Site

Overview of the 1H2026 Government Land Sales Programme

The Urban Redevelopment Authority (URA) has unveiled the details for the 1H2026 Government Land Sales (GLS) Programme. This new plan includes nine sites on the Confirmed List and an additional 12 sites on the Reserve List. The Confirmed List notably features eight private residential sites and a mixed-use site that also encompasses commercial and residential spaces.

The combined offerings from the Confirmed List are set to provide 4,575 private residential units. This figure includes 635 units classified as executive condominiums (ECs) and incorporates approximately 242,188 sq ft of commercial space. This allocation marks a slight decrease in residential units compared to previous plans in the latter half of 2025 and the first half of the same year.

Senja Close EC is another significant development to consider alongside these new offerings from the GLS Programme, giving potential buyers various options in both residential units and amenities.

The Reserve List could potentially add up to 4,610 private housing units along with over two million sq ft of commercial space and 970 hotel rooms. This list has expanded significantly, being the largest since the latter half of 2021, according to Marcus Chu, CEO of ERA Singapore.

Key Sites and Their Potential

Bayshore Drive’s Mixed-Use Development

The site on Bayshore Drive stands out as the largest single plot in this GLS cycle, with potential for 1,280 housing units and significant commercial space directly above the under-construction Bedok South MRT Station. This site represents a major development in the Bayshore district, poised to attract substantial buyer interest due to its strategic location and amenities.

Peck Hay Road and Lorong Puntong Residential Sites

The Peck Hay Road site in the Core Central Region, previously used as a transitional office space, is expected to yield about 315 homes right next to the Newton MRT Interchange. This site is anticipated to draw considerable attention following the competitive bidding seen nearby on Bukit Timah Road.

Lorong Puntong’s smaller plot in the Bishan area is close to the Bright Hill MRT Station and is likely to be highly sought after due to its proximity to established residential areas and key amenities like Ai Tong School.

Executive Condominiums at Canberra Drive and Sembawang Drive

The GLS Programme includes two executive condominium sites at Canberra Drive and Sembawang Drive. The Canberra Drive site is notable for its smaller scale, potentially making it an intimate and exclusive offering for bidders due to its proximity to the Canberra MRT Station.

Conversely, the Sembawang Drive site provides a larger setting in a quieter neighborhood, making it ideal for families looking for a blend of connectivity and tranquility.

Future Potential of Holland Plain and River Valley Green Sites

Holland Plain and River Valley Green (Parcel C) are two sites that continue from the previous GLS cycle, both expected to attract strong interest. Holland Plain sits next to another recently sold GLS site, suggesting a continued demand in the area. River Valley Green (Parcel C) is set to capitalize on its proximity to the central region and nearby successful developments.

Commercial and Mixed Developments

The introduction of a white site at Town Hall Link, part of the Jurong Lake District, represents a strategic move towards decentralization and development outside central areas. This site, expected to be launched in 2026, will cater to a mix of residential, retail, and office spaces.

Overall, the 1H2026 GLS Programme by URA is structured to meet diverse developer and homebuyer needs, balancing between residential offerings and commercial opportunities across Singapore.
